Granite Run Mall Site Sketches Released

A video rendering, which has now been removed, of a possible plan for the Granite Run Mall property was released.

A video rendering, which has now been removed, of a possible plan for the Granite Run Mall property was released on Wednesday.

The 57-acre, Granite Run Mall property, which includes, Acme, Kohl's, Sears Auto, AMC movie theater, and the strip of stores and restaurants along Baltimore Pike in front of the movie theater, was sold to BET Investments Inc. in September.

BET Investments Inc. is owned by Toll Brothers' co-founder Bruce Toll.

President of BET Investments Michael P. Markman told Philadelphia Business Journal in September that the property location offers a great redevelopment opportunity.

"We plan to create a mixed-use, walkable project with a well-planned combination of residential, business and retail uses,” Markman told Philadelphia Business Journal.

Metro Commercial Real Estate released a video rendering for the site, which showed an open-air retail area. It also appeared that the mall's anchor buildings, Sears, JCPenny and Boscovs, (maybe not those exact stores but those structures), would remain, with the center being open-air retail.

The video was removed by Metro Commercial Real Estate on Thursday. 

It was unclear how Metro Commercial Real Estate is associated with BET Investments. 

However, no plans have come before Middletown Township yet, according to Debbie Timblin, in the township manager's office, and if the plan would include mixed-use/residential, it would require conditional use approval. 

The property is currently zoned Major Shopping Center, not Mixed-Use. 

The first step for any changes for the property would be an informal meeting with Middletown Township Council's Land Planning Committee, prior to presenting a proposed plan to the township Planning Commission, Timblin said. 

The next Land Planning Committee meeting is Nov. 4 and is open to the public.
